The URA (Urban Redevelopment Authority) released 2 residential and 2 commercial land parcel which can potentially yield 1,915 private home in a released press on Friday.
The 99 year leasehold sites fall under the government land sales (GLS) programme for second half 2018 subject to revised development control guidelines.
The two residential confirmed list are the one at Sims Drive and Middle Road.
The Middle Road land parcel of 7,463 sqm is zoned for mixed residential cum commercial usage on the first storey. It can build up to a maximum of 20 storey in high rise zone and six storeys for the low rise zone. The new condo can yield up to 375 apartments except for condominium, serviced apartment and strata houses. A maximum gross floor area (GFA) of 1,500 sqm on the first storey may be developed for commercial uses such as shops and restaurants but not office use.
The Middle Road site is enclaved by landmarks building such as South Beach, Raffles Hotel and Bugis Junction and more.
The Sims Drive land parcel in Geylang, hold a spans of 16,225 sqm under residential zoned, can accommodate up to 570 units. This land is allow for condominium, apartment, strata houses or combination of both, subjected to written approval. The maximum permissible GFA is 48,676 sqm.
The 15,663.2 sq m Dairy Farm Walk and 11,530.9 sq m Tan Quee Lan Street sites are available for application under the Reserve List, meaning their tenders can be triggered by a developer submitting an application with a minimum purchase price that is acceptable to the state.
Zoned residential, the Dairy Farm Walk site has a medium-rise zone with a 85 m above mean sea level (AMSL) limit and a low-rise zone with a maximum 69 m AMSL. It can yield 390 housing units.
The Tan Quee Lan Street plot can house 580 units. It is zoned residential with commercial at first storey and has also two zones with two height limits: one at up to 30 storeys, the other at maximum six storeys.
