The Norwood Grand is a new condo launch at Woodlands Drive. City Development Limited put a top bid for Champions Way project, of $294.889 million, which reflects a land rate of $904 psf per plot ratio (psf ppr).

This land size of 14,432.5 sqm with 2.1 plot ratio, allows to build approximately 350 residential units on the site. The expected breakeven price estimated at S$1,687 ppr.

Norwood Grand is the first government land sales for private residential excluding executive condominiums since 2011. There are a shortage of new launches in suburban projects at Woodlands mature area. The last project sold was the Parc Rosewood which is a decade years ago.

This new condo launch at Champions Way drew 6 bids. Developers find it a rare opportunity to replenished their land bank as there isnt any new condo launch in this vicinity for the past decades.

The built of new private condo together with government’s rejuvenation plans, this creates a rare opportunity to create a vibrant and sustainable icon as a whole Woodlands Centre.

Norwood Grand Location

Norwood Grand is located near Woodlands South MRT station on the Thomson East Coast Line. It is a short walk to Woodlands Regional Centre, Woodlands Civic Centre and Causeway Point, a shopping mall offering supermarket, wide variety of dining options and healthcare.

Woodlands South MRT is a newly opened Thomson East Coast line which commuters can enjoy direct train line to Orchard MRT in 35 minutes, as compared to existing North South line which takes 50 minutes to Orchard MRT station.

The Thomson-East Coast Line (TEL) will bring residents in the east and along the North-South Corridor closer to a train station and hence giving them faster access to the city.

We are expecting the project to launch in Q4 2024.

A railway viaduct and trestle bridge seem to be taking shape nicely across the Straits of Johor. The RTS Link is expected to be operational by the end of 2026.

The Light Rail Transit (LRT) System will be able to transport up to 10,000 travellers every hour in each direction. This will hopefully help to ease the congestion on the Causeway.

Malaysia’s MRT Corp noted that the journey between stations would take around six minutes, with a 3.6-minute frequency during peak hours.

With Customs, Immigration and Quarantine (CIQ) facilities at both RTS Link stations, passengers can clear both immigration authorities at their point of departure without having to do so again upon arrival.
