15 sites to be released in first half 2018 Government Land Sales

Last Wednesday 13th Dec 2017, during the announcement of Government Land Sales (GLS) Programme in the first 6 months of 2018. It was confirmed that there will be 6 confirmed private residential site and 9 reserve site, which can build about 8,045 private residential homes and 63,960 sqm gross floor area (GFA) of commercial space. Of the six confirmed private site includes one Executive Condominium (EC) site, which add up to provide 2,775 homes, that includes 450 executive condominium units and 4,450 sqm GFA of commercial usage. as indicated in a press release by Urban Redevelopment Authority (URA).

Additionally, the Reserve List constitute eight private residential sites (including two EC sites) and one commercial site, which can provide 5,270 private homes that includes 1,255 Executive condominium (EC) units and 59,510 sqm GFA of commercial area, which are classified majority for office use.

With the increasing demand of Executive Condominium by first timer and HDB upgraders in rejuvenation mature housing estate. Government had take into consideration to open up for more EC land sales such as Canberra Link EC at Sembawang, Tampines Avenue 10 EC at Tampines and upcoming Anchorvale Crescent EC at Anchorvale Sengkang.

The most recent upcoming launch will be Rivercove Residences at Anchorvale Lane, Sengkang.

There are several factors taken into consideration in working out the supply of the housing sites for the first half 2018 GLS Programme.

Firstly, there is an increasing demand for sites by housing  developers, and a volume up in sales transaction. Then again, there is an extensive potential supply of around 20,000 units from successful en-bloc sale and GLS sites which are pending for planning approval, out of which  around 18,000 unsold units that already have planning approval.

“Moreover, there are more than 30,000 existing private housing units that remain vacant,” URA added.

Therefore, on balance, URA said that the Government has decided to maintain the total supply of units for 1H2018 at about the same level as the supply of units from the second half 2017 GLS Programme.

With the total supply in the pipeline, including the units from the initial half 2018 GLS Programme, will be satisfactory to take care of the buy demand for new private housing from home buyers over the next 1-2 years,” it said, adding that when these are completed, the general stock of private housing will be more than adequate to meet Singaporeans’ lodging needs.

URA noted that there will have one site at Woodlands Square for a mixed-use development comprising majority office space the initial half 2018 Reserve List, which will allow developers to initiate the development of more office space if they assess that there is demand.
